Situation
On a large finca overlooked by the fabulous Mountain Ski resort of Sierra Nevada in Granada, which is about 8 miles away. It is around 35 minutes to the beach.

Size & Status
The land site for this project is 50,000 M2 (12.5 acres) and is at present agricultural land.

Accommodation & Facilities
Community club, a minimum of 80 wood lodges & mobile homes etc, leisure area, swimming pool, bar, restaurant, launderette.

Licence
Pre authorization from the town hall for tourist use, as Park. The remainder of the finca surrounding the site will be used to make a Stone Age style resort with Cave houses, museums, Dry Ski slope, etc. Project will take up to six months to finalize.

Utilities
Iit has an on site water well and electricity.

Once again the Government will pay for most of the infrastructure if the land is used for the over 50’s retirees.

Financial
Estimated gross sales 1st – 2nd year - : - £6,400,000 from the sale of the lodges, and park homes, plus plot rentals . It will have an ongoing plot rental income of over £240,000 per year once all long-term plots are in use.

Price
The Price of the land freehold with its Preauthorisation is £695,000, plus building license and final layout plans.

£500,000 down, the balance payable in one year, interest free
