Situation
In the rolling hills of the countryside area of Caravaca de la Cruz in Murcia. About 35 minutes from the beach of Almeria and 15 minutes from the Famous town of Caravaca.

Size & Status
The land is 100,000 M2 (25 acres) it is presently agricultural land.

Community club, a minimum of 150 wood lodges & park homes, leisure area, swimming pool, bar, restaurant, launderette. The Park sites are in a private area on the finca, with access to the leisure areas of the finca.

Licence
Pre authorization from the town hall for tourist use, as a rural hotel with wood lodges. Project will take up to six months to finalize.

Utilities
Iit has an on site water well, with sufficient water to make a fabulous lake.

The Government will pay for most of the infrastructure if the land is used for the over 50’s retirees.

Financial
Estimated gross sales over two years: - £12,000,000 from the sale of the lodges & park homes, plus plot rentals. It will have an ongoing plot rental income of over £450,000 per year once all long-term plots are in use.

Price
The Price of the land freehold with its Pre authorisation is £695,000, plus building license and final layout plans.

Terms
£350,000 down, the balance payable in one year, interest free
